Pros:
-Apt complex is in a great location and within walking distance to everything
-Heat/water is included in the rent (hot water is actually hot)
-Landlord is reachable for issues
-W/D in basement (coin operated)

Cons:
-6 apt in 1 old victorian house and it is very noisy with neighbors at times
-Heat is included but is turned on/off sporadically whenever the landlord wishes and the leasing contract states that it is only turned on by approx a certain date and it is not definite…even when it is 40 degrees outside
-Water is included but you are sharing water with everyone else in the building; if one tenant uses too much water and exceeds the max that the landlord allows then everyone will have to pay additional fees. This includes communal laundry washes.
-W/D units are very small and the dryer takes about 2-3 drying cycles for clothes to actually dry so you end up spending more time and money drying a small pile of clothes
-Landlord is reachable but not the most courteous on the phone or in person and will send multiple emails as a "helicopter" landlord.

Overall, the location is great but I wish I could say the same about the management/landlord.
