Management continues to change, there’s a new Concerige every month, who do not follow protocol. From the time I first started living here till now is a huge difference in management, upkeep and security

Great place. Service is promptly addressed. Just need to be proactive on walking the building.

There have been at least 3 car burglaries and still no cameras placed throughout the garage. A very minimal expense for added security and peace of mind. Also, the elevators and lobby often smell like marijuana or rotting garbage from residents, dogs and restaurants.

Don't want my rates going up so I will keep it my secret so I can stay here forever sorry :-)

I think the rent is very expensive for the value of the units. However, I think the amenities are great and it is a very safe building to live in.

I love being there., and would recommend The 23rd to anyone. It’s quite and very nice

Out of control behavior at pool, building is filthy, not responding to complaints of loud music, people not cleaning up after their animals

Poor maintenance response times. No proactive strategy for air filter replacement, window cleaning. Garage is always full of litter, trash rooms are often filthy, need washing. Hallway carpets are very dirty (need shampooing At least quarterly to semi annually). Doors are very tarnished - need painting. Lobby furniture is broken. Elevators and lobby smell bad need quality air freshener. Old food from neighboring restaurants is likely to blame. More proactive procedures To keep place sharp and clean are needed

Cool location, but the apartment itself is cheap and not worth the rent at all.
Trash room is always disgusting as well.

Parking garage is filled with cars that are not supposed to be parking there and management refuses to deal with them despite repeated "warnings" that cars without LMC stickers will be towed; no doorman during COVID-19 pandemic is unhelpful and packages are not secure and overflowing in the building lobby; maintenance tried to fix my electrical system in my apartment as it often cuts out when using lights and watching TV--maintenance has never fixed this and management has done nothing to help either; management once locked me out of parking garage for complaining and acted like it was an accident (which is not possible given system used in conjunction with toll tags and given toll tag had worked on the tollway those same days)--unacceptable behavior and unprofessional.

The rent is high. Love the amenities but, my unit is overpriced on my analysis.

I would definitely recommend the 23. The people, the amenities, the events are all great. Not to mention the beautiful apartments and location of the building. 10/10 would recommend.

I would happily recommend The 23. Overall, the past two years have been great in that it's a relatively quiet place to live for a professional.
