Great at first, but then....

Lived here for half a year now. Very much liked the complex at initial move-in but quickly began to notice the property is not as "perfect" as we though it was. The cons outweigh the pros.

Pros:

-Nice interior layout of apartment
-Looks very much like a model home in the updated units
-Well decorated exteriors
-Maintenance is quick and usually fixes all issues
-They allow bigger dogs like German Shepards
-Gym is bigger than in most apartment complexes
-Office will accept some missed shipments
-Dog washing station

Cons (and these can add up to be very pricey):

-Ridiculous towing policy (towing vehicles several times a week at night, barely any guest parking, $200 per incident, car pick-up is in Melrose Park!, no towing exception for residents with rental vehicles)

-Windows are very drafty (no matter how high you crank up the heat you are always cold because of the draft, many residents/units have clear plastic covering windows in wintertime)

-Gas bill is very high because of the drafty windows

-Appliances are NOT energy efficient and the electric utilities are high as well

-Water bill is calculated by third party but collected by the office with an additional admin fee for this 3rd party service (water bill is determined by how many rooms you have, NOT the actual water consumption)

-Lake of storage space (closets are smaller and not all practical)

-Walls are thin and neighbors are easily heard even during moderate volume conversations

-Floors creak when walked on at times and can hear the upstairs neighbors walking around

-Paint used in apartment is very poor quality (will tarnish, smudge and even peel at light contact)

-Some of the layouts, although nice, are very hard to make practical living spaces out of and as a result make it difficult to buy regular sized furniture

-Compared to nearby properties, rent is overpriced for what the complex offers

-A number of residents do not pick up after their pet's waste

I was really impressed with the staff, who obviously loved their jobs. I was made aware that it was an older community. All I can say was that this property was flawless. I would never have thought that the community was an established one, due to the fresh appearance. The property was well maintained and there was well kept landscaping. I thought the amenities to be plentiful and very much the type of community I would love to live in. I thoroughly enjoyed the visit.

Responsive

The level of polite and responsiveness seems to have declined a bit. Some individual are pretty good and some not as reliable as it relates to follow up and the level of cleanliness has declined over the past 3 yrs.

nice, but very over priced and no parking

I will say that the community is really nice and pretty quiet. It is great that they made a dog park but unfortunetly some people are ignorant and don't clean up after their pets so sometimes you can't even use the park. It is hard when dealing with the management office when asking something or putting in requests. When you try to get answers you get a different person each time and it keeps getting pushed off so it gets quite frustrating. When we first moved in it took almost 3 months to get work/repairs complete that we had brought up during the initial inspection and I thought it was just us but others that I know that live here and that I have recommended to live here have had the same issues. If a little more time and care was taken when turning over apartments I think it would make a big difference. I will say that the worst and most frustrating thing is THE PARKING! If you get home after 6 you have to park almost on the opposite side of the lot. They did implement "guest parking" but they put so much guest parking around that it still affects residents parking by their buildings. The guest parking is in spots all over the lots so you can walk out your door and it's a row of guest parking and then  some for residents, which is very frustrating. We had to get a garage and pay the high rates just so it's safe when I get off my job at midnight and be able to be near our building rather than park by the volleyball court. The places are pretty high priced and the rent increases are a bit steep as well. We are definetly looking to get a house because what we are paying for a one bedroom we can have a 3 bedroom house with a mortgage. But like I said, a plus is the fact that it is pretty quiet and outside appearances are well kept. 

Do not live here!

Upon arriving and moving in to this "newly renovated" apartment nothing worked and everything was falling apart. Staff is nice if you complain enough to get things done quickly but it's been a few months and the problems continue. As well as no where to park. I def will be moving out as soon as my lease is up this place sucks do not give yourself the headache of living here

great place to live

I currently live here and am really happy with everything so far. The staff is friendly and helpful, the landscaping is beautiful, and all of the community areas are extremely well kept. Any service requests I have submitted have been completed in an extremely timely manner.

The overall community was amazing. It is in a great location. The amenities were unbelievable. The leasing agent provided great friendly customer service and was really looking out for what was important to me. I would definitely recommend this community to a friend or family member.

This complex is a joke!

I have lived in this apartment complex for 5+ years and the place has severely fallen apart. The staff is horrible! Half the people in the office either ignore requests and problems or they patronize you to get you to leave them alone. And the funny part about that is it includes the actual managers of the property. I had numerous problems with in the last 2 years I lived there and I could say only 15% of them were solved. I have had problems directly with neighbors that they refuse to get involved in. I have had problems with noise from neighbors and they just tell you to call the cops. If you have problems with the staff there's nothing you can do about it. The only thing that is good here is the remodeled units, however they do charge an arm and a leg for them.
Thank you so much for your feedback as we value your opinion and try to resolve any issues for our residents. I apologize that you have not been treated with the respect and appreciation you deserve. In late 2011, the two communities (Fordham Glen and Glenlake Club) were merged in order to improve both communities by creating a larger fitness center, cyber café with computer access til 10pm and added benefit of two swimming pools, spa, sauna and Dog Park. We are also continuing on improvements through common area and exterior upgrades. Common carpet has been replaced in most buildings on the Fordham phase and will start being replaced on the Glenlake phase this year. Landscape enhancements are also on schedule with the first half of the Fordham phase to begin in July. Glenlake landscape enhancements are 80% completed.

Regarding your concerns with the neighbors, we always make a phone call and send a letter to the residents stating the community’s policy on behavior and what we consider "quiet hours". We always want to be made aware of these concerns so we can address them.
