I would advise them to look elsewhere as it seems that Carriage is no longer focused on the needs of their current, loyal, long-term residents.
Nice Community
I would tell others that this apartment complex is pretty well maintained and run. I would like the evenings to be quieter with less college students/young people making noise which disturbs residents.
Office personnel untruthful about rent rate quotes for various floorplans.
Mixed feelings. Management has changed so many times that property went into disarray. Current team does seem to be trying to bring property up to scale, however, still many issues: tenants not picking up after pets; leaving trash out on non-trash days resulting in trash all over property. Construction workers leave cigarette butts all over porches and drives when upgrading units and no one bothers to clean them up. Landscaping is kept up but no grass on property in spring/summer months....mud only from sprinklers.//Most tenants are pleasant and nice to know.

This property is well maintained inside and out. The property management is going to great lengths to improve the community. I saw no areas of concern in my drive around the community or during my visit. This is a very clean place. It is close to two main highways, and there is quite a bunch of nearby restaurants and places to shop. Even though the property is right off a major intersection, you could never tell when you are on the property since it is set back some. Even though I visited during the beginning of rush hour, it seemed like a quiet complex.

I would tell them that the location is great. Great floor plan. I saw two roaches in my garage about two months ago. Left a message at the office asking for pest control to come out. They didn't. My fault for not following up. Now I've seen two in my apartment and I'm 10 weeks pregnant so I can't have pest control come and spray chemicals. I've bought traps, but having lived in another apartment where there where no roaches to seeing a few, I know the problem is only going to get worse. Gotta love when new neighbors move in.

Nice place to live with minor issues.
I would tell them that I love the location, but the walls and windows are very thin. Great floor plan but have had issues with ants and have seen two roaches in my garage in the last two weeks (I'm not very happy about that).
Bad location. Extremely loud. Neighbors are even louder.
I would tell them don't move here unless you had to. It's not safe. It's noisy. The only peaceful day is sunday when everyone around you is crashing from partying all night.
No longer the great place it once was.
I have lived here for almost 3 years and at the time I leased the apartment it was a great place to live and the community was very close. However, management has turned several times and Lincoln has gotten money hungry and has done some major rennovations just to increase the rent charged. In fact, me and my neighbor have both received a letter telling us that we must vacant the apartment within 60 days. Hows' that for caring about your community? On top of that, the last time I called for maintenance it took them a day and half to respond. Carriage Homes is not the communit it used to be and unless you are just looking for a nice apartment to pay more than Market Rent then I would look elsewhere.

I’m sorry to hear your maintenance request was not responded to in a timely manner. Maintenance does typically respond to requests within a 24-hour period (or the following Monday if a non-emergency request was put in on a weekend.) Service requests are answered in the order they are received, with emergencies taking priority. Did you speak with a staff member regarding the delay? If not, I would be happy to speak to you and investigate this issue.
We at Carriage Homes certainly understand your frustrations about being asked to move out of your apartment. We are asking for higher rents on renovated apartments, but we do not want our residents to feel as if we are asking for money and getting nothing in return. The renovations will certainly modernize the community as well as update the looks of each apartment home. We complete monthly surveys of the market and surrounding communities, and find that we are extremely competitive with communities that offer a similar product.
We regret that you have to move out of your current apartment, but unfortunately the renovations are so extensive that residents are unable to occupy their homes while the work is being completed. Because of this inconvenience, we are offering discounted rates to our residents who transfer on-site to an upgraded apartment home. You have been a long-time, loyal resident, and we would love to keep you at Carriage Homes if it all possible. If you have not seen our newly upgraded homes, we invite you to do so. You may be pleasantly surprised to see that you’re getting a lot more for just a little more money.

The leasing agent was captivating and explained the apartment in detail. The feature and amenities in the apartment were outstanding, all upgraded and new. The pool area needs some attention.

It is likely that I would recommend this community. I liked the apartment and community amenities. The location of the community was also very convenient. However, the rental rate was too steep for me for a one bedroom.
Outside the fact these 2 bedroom apts have 2-car garages, this would not be the community of choice.
Management comes and goes and there is no real commitment to the community or the upkeep of the grounds, which was one of the main attractions when I began leasing here a couple of years ago. Although there is now winter rye, there will be no grass in the summer or spring. There will simply be mud since the sprinklers still run; try walking your pet in the mud on a daily basis. Dog bag receptacles do not get emptied until there are bags all over the grounds...smell that in the summertime. Trash is left on property for days until it either blows away or respectable tenants ...or maintenance finally picks it up. At one time, when management was constant, these items were never an issue. Sadly, they are spending more on upgrades and charging you highly for them; yet less on the exterior maintenance to give tenants a sense of pride in the property. I do not recommend leasing at this community.

My visit to the community was very good. I enjoyed looking at the unique floorplans. The staff were very friendly and professional. I feel that if I were to lease there that I would be very happy with the price and the community.

I understand you were asked to move out of your apartment so that our team could do renovations. I’m not sure if this is what leads you to feel that we are no longer focused on our long term residents. We understand the renovations are somewhat inconvenient, but we do feel they are necessary to bring Carriage Homes up-to-date in an always evolving and competitive market. The upgrades add significant value to the apartment and overall community, and ensure our residents are getting a great value for their money.
Given the recent conversations between you, the leasing manager, and myself, I was unaware that you felt this way. You are a long term resident, and we hope to meet your needs and want you to be happy in your apartment.
