This was a dated property in need of upgrades and renovations, but it was clean. They offered spacious apartments with ample closet space. It was located close to a popular mall and major highway system. No washer/dryer connections but 14 laundry facilities were available to residents.

The grounds are well maintained. The community amenities are dated because the property has been around for quite sometime. There are no washer/dryer connections in the apartments and the appliances are almond. The location has benefits. It is in view of the Memorial City Mall and great restaurants. My first impression of the exterior was very positive, however the interior needs a few upgrades.

Getting to expensive

I liked living here but I don't see why my rent is increasing by $100 next month. Telling me "the market" isn't a good enough answer either. I'm staying due to limited transportation and my job is at Memorial Hermann but if things were different I would leave. The current staff is friendly enough but the old staff all knew my name and the maintenance guy knew me and even my dog's name. I don't know if anyone does now. Also, if the rent is going up so much then can we see more put back into the property? Replant the brushes that were tore up. Replant the grass is certain areas that it is dead. Put a dog waste station thing in the back.

The community sign was not bold and not highly visible. The signs within the community, directing one to the gym, parking, leasing office, were also not visible. The community was neat, tidy and well maintained. Great staff members.

This was an older community but was very well maintained. The curb appeal was very good due to the cleanliness of the driveways and common areas. They have a brand new fitness center and four sparkling clean swimming pools.

overall a nice place to live

Depending on which area you live in it is relatively quiet. Overall it is a very nice place to live. The one major exception is that the air conditioning seems to work roughly 60% of the time. This typically isn't much of an issue, other then the fact that we live in Texas. Our apartment runs an average of 80 degrees even with the air conditioning on. When it is not working properly, temperatures will reach excess of 88-92 degrees, which I find unacceptable. I would recommend living here outside of that.

I love this place.

It is a good place to live. The apartments are comfortable and the maintenance service is excelent. The only thing I don't like it is that I don't have a parking.
