I enjoy the living environment an convenience of my apartment.

I feel safe, the maintenance is quick to respond and is always friendly & satisfactory. Changing ownership has been a little confusing, but I would recommend it to anyone. I have a neighbor close to my bedroom that is sometimes too loud, but I still enjoy living here. I would like to say that it will cause me some trouble since they no longer sign for mail or packages that require a signature. They closed our post office branch on Inwood and I get medications that require a signature sometimes. I will have to find out where to go to pick that up now.

Hit or Miss

I have found the customer service quite inconsistent. Some folks are extraordinary where others can be quite condescending and rude. On the positive side my needs and service request are always quickly fulfilled.

New Management is awful

New management is rude and not helpful.

Dissatisfied

My husband and I have lived at this property for over 2.5 years and have been very satisfied. However, since the recent switch to Lincoln (from Archstone) our satisfaction has definitely diminished. Allow to me give specific examples:

- The online rental payment option is less convenient than the past system we used. The Lincoln system requires an exact amount to be entered before an automatic payment can be submitted. With the water bill fluctuating each month, this is impossible to predict. Our rental payment fluctuates by approximately $3-5 each month, but the automatic payment does not take that into account. Therefore, to be sure the total is covered, we are essentially paying more each month than is probably necessary.
-Since the switch, the security booth at the main gate is empty nearly every time we leave or return. Multiple times a week, we come home to a line of 3-4 cars, blocking the gate, waiting for a resident to come and open the gate. We are forced to wait on the street and let these cars in. They clearly do not live here and are not using the keypad entry properly. A security officer at the gate would help cut down on these occurrences.
-Archstone would provide package notification emails to residents when packages were delivered to the office. These emails were extremely helpful and ensured timely pick-up of packages. Lincoln, unfortunately, does not provide these notices. I realize the mail delivery companies are supposed to provide notices inside mailboxes when packages are delivered, but they do not do this. And even with complaints filed with the companies, change will be a long process. Without any notification, packages sit in the office indefinitely, with the resident never knowing. Some type of notice from the office would be great.
-Lincoln seems to prefer placing papers on residents' doors as a method of distributing information. This not only wastes paper, but also serves as an alert that a resident may be out of town or an apartment is vacant. I have seen a paper stay on a neighbor's door for over a week. Email is a much safer solution.

great apartment and location

we love our kitchen and the layout of the apartment. good facilities and pool. office hours are inconvenient, though for anyone who works a 9-6 job.

Dogs are huge problem barking / pooping everywhere owners not cleaning

Everything is great except for dog owners not keeping their dogs quiet when they are away and not cleaning up after their dogs poop. Security cameras should be placed in grassy areas so owners can be caught and fined.

Great location and amenities but prices are escalating

The Arches is a a great location - very central to most thing in the metroplex. The staff is very attentive and takes care of any issues promptly. However, the rent is escalating at a high rate each time I re-sign my lease team. In fact, I'm considering looking for a condo in the area. If the complex were more updated (newer appliances, modern blinds, updated carpet and finishes) it might justify the price a little better.

I like it here a lot, but parking is an issue.

I enjoy living here. The location is great. It's relatively quiet. They are pet-friendly and the people who live here are friendly. Maintenance issues are always handled promptly. The staff is nice and they try to make it feel like a community.

The only thing I don't like is the parking. We didn't even have the option to rent a garage near our apartment. Most of the parking spots near building 7 where we live are too small, so if a big truck or suv parks there, one of the spots next to it become unusable. I know that if I'm late coming home, I will need to park on the far side of the complex, or gamble parking outside the gate.

I have decided I can live with it, since the complex has security at night and I can always use the exercise.

good community

it is nice living here, i just wish we had more facilities closer! no complains about the services, though its hard to get someone answers the phone when we call

The noise from the apartment above has affected my quality of life.

The property is not maintained very well. There is dog waste all over. The hallways need sweeping.

Nice community, bad parking, awful office staff

I have lived here for about a month and dealing with the office has been horrible every time. You get different answers from every person you talk to, they dont return your calls, they give you very little notice/information on changes, and when you walk into the office they actually handle their emails before helping you who is standing in front of them (happened to me yesterday). The community is nice, my apartment is nice, there is a lack of non-covered parking and the spaces aren't very big. Overall I'm happy with the community and the fact that my commute is only minutes, but the office staff needs a MAJOR Overhaul.
