Simpson Property group could correct the major problems faster, much faster. Problems: Rats. Should exterminated. Still, managers need to rule with an almost iron hand, with after hours supervision and warnings (threats of eviction) about putting trash in garbage and recycled items in secure dumpsters. Yes. I know it is a high end place, but all onsite managers must be much more insistentent and threatening about correct disposal.
There might need to be occasionally in person discreet hidden surveillance to enforce thee rules, backed by e-mail incident awareness notifications. This can only make the place better. You have to get all residents attention on the garbage. You have to get their attention to teach them anything.
Secondly, when a discrepancy in rent increase notification honestly occurs, any manager initially handling the matter should be respectful, not quoting law. Further, rent increase should be crystal clear and occur in both notice in the door, AND E-MAIL, and it should be crystal clear.
Finally, new centerlines need to be drawn on the main road, and speed limits insisted upon in regular e-mails. The younger renters, and this is not age bias, tend to disregard posted speed limits, like I did, until it was brought to my attention. I have safety training. Drivers here are crossing the center sewer cap on the main curve by the office. It is only a matter of time before a smashup and tragedy occurs. I understand this is in the works for this spring. The earlier the better to avoid liability.

We appreciate your time in completing our survey. We are addressing the speeding issues with new speed bumps and offenders are being sent personal e-mails and warnings. If trash is left and we identify the individual (which we do) it is also addressed personally. With regard to rental renewals, each resident has a notice posted on their door and one mailed. We are always here to help and answer any questions regarding your lease and renewal letters.

I would not recommend this place because:
1. people speed through the complex without issue (office has sent email once in two plus years asking people to slow down, but nothing has actually been done to make them go more slowly).
2. People regularly park in front of the mailboxes. Again, there has been a single email sent in 2+ years, asking that people not do this. And yet, people still do. There is no action taken by management to prevent this. There are no signs in the location saying "No Parking", and I do not believe the management really cares one way or the other.

Thank you for your feedback and comments. The speeding issue is and has been addressed by new speed bumps and individual e-mails sent to offenders. We do care and take these issues seriously. Again we appreciate residents views of issues they see on the property.

I would recommend this community if I knew that the person I was recommending it to makes a lot of money but I could not recommend this community to any of my friends or family because it is way to expensive.

I absolutely love the Boulder Creek community. I feel perfectly safe, the neighbors are friendly and the layout of the apartments create a more home type feel and you don't feel like you're packed in like a bunch of sardines.

The rental rates go up every year making it almost impossible to reside here after 2 years.

It is very expensive and to reduce the bill I would like if some amenities such as valet trash, gym, spa were optional.

There are TRUE luxury brands out there, and this is not it. There are responsive & caring office managers & staff out there, this is not one of them. For the price you pay at Boulder Creek, you can live in a quiet (i.e. not construction zone) neighborhood with more room with people who actually enjoy you living near them.
